From January to June 2022, the number of suburban real estate transactions in the Moscow region, considering elite class property only, decreased by 24% to the same period of the previous year. About 62% of this volume was generated by sales of cottages, 32% by townhouses, 6% by land plots.
Further development of the market will depend on the supply structure: the primary market is finally reactivating after a 5-year stagnation, new projects are expected to be released soon and the number of transactions will increase.
In the period under review, the volume of supply in the primary market increased by almost 50%, to 483 lots, while some 77% of the actual supply was from the secondary market. The total supply since the beginning of 2021 reached 2,110 lots, up by 1% year-over-year.
The number of households becoming owners of new elite class houses in the suburban area of Moscow is one of the key factors shaping the demand for premium and high-end furniture (including outdoor) in the medium term.
